The real estate industry has now internalized sustainability. The energy standard in investment real estate is enormously important – for both private buyers and institutional investors.

Today on the most influent german newspaper  Frankfurter Allgemeine an article by the expert in Real Estate analytics – Harald Czychol. He emphasizes the recent trend in the real estate industry – sustainability and energy efficiency are becoming standards, rather than stans alone showcases. Vertical Forest in Milan is one of the most evident examples of the building, not only saving the energy but integrated in the ecosystem, environmentally friendly with its “breathing” facade with more than 800 trees.

For certification of buildings as Green Building exist three standards, recognized by an entire industry: the American LEED (Leadership in Energy and Environmental Design), the British BREEAM (Building Research Establishment Environmental Assessment Method) and the German DGNB seal. All three should provide information about Efficiency, environmental friendliness and resource conservation characteristics. In the segment of Office real estate today you will hardly find a building, not certified with at least one of the three Green Building seals. “Developer of core office projects let their buildings almost automatically certified “, says Hermann Horster of BNP Paribas Real Estate. “It depends not least on the fact that big companies are ready to rent only certified spaces. “That, in turn, is a consequence of the strict corporate social responsibility guidelines, that many international Large corporations have imposed themselves”.

Vertical Forest in Milan has a LEED Gold Certificate, proving its eco-sustainable features. It implements various strategies, such as rainwater collection and the recycling, the use of geothermal energy for heating, and what’s the most innovative aspect – the trees themselves improve the  quality of internal and external ambience. The trees and plants are capable of absorbing CO2 and releasing oxygen, humidifying and cooling down the air in the apartments. These natural properties of vegetation enable to reduce the energy consumption for heating and cooling systems, besides of the most evident advantage of being surrounded by pleasant and relaxing environment.
