Within the context of MIPIM 2026, the prestigious international real estate fair held in Cannes, the New Boulevard project, designed by Stefano Boeri Architetti for the capital city of Tirana, is presented inside the Albania Pavilion.
The pavilion invites visitors to explore the country through the concept of a music store, where vinyl records are displayed in a row. Inside the sleeves, however, there are no records, but descriptive texts about architectural projects that symbolize the country’s ongoing regeneration efforts. Around twenty mock record sleeves narrate how thoughtful architectural design is reshaping Albanian cities and coastlines. This is the concept behind the Pavilion, which brings together renowned international architecture studios including OODA, Coldefy, Diller Scofidio + Renfro, Herzog & de Meuron, and Archea Associati.
New Boulevard is a residential building that forms part of a broader strategy aimed at revitalizing the main axis that crosses Tirana. The plan includes several iconic structures along this route, creating a constellation of urban landmarks—distinctive buildings with a strong presence in the cityscape. The residences are conceived not as mere vertical towers, but as part of a lived urban promenade.
The project also plays an important role as a gateway to the adjacent park, acting as a transition between the boulevard and the green space beyond.
