The real estate industry has now internalized sustainability. The energy standard\u00a0in investment real estate is enormously important \u2013\u00a0for both private buyers and institutional investors.<\/em><\/p>\n

Today on the most influent german newspaper\u00a0 Frankfurter Allgemeine an article by the expert in Real Estate analytics \u2013\u00a0Harald Czychol. He emphasizes the recent trend in the real estate industry \u2013 sustainability and energy efficiency are becoming standards, rather than stans alone showcases.\u00a0Vertical Forest<\/strong><\/a>\u00a0in Milan is one of the most evident examples of the building, not only saving the energy but integrated in the ecosystem, environmentally friendly with its \u201cbreathing\u201d facade with more than 800 trees.<\/p>\n

For certification of buildings as\u00a0Green Building exist three standards, recognized by an entire industry: the American\u00a0LEED<\/strong>\u00a0(Leadership in Energy and Environmental Design), the British BREEAM (Building Research Establishment Environmental Assessment Method) and the German\u00a0DGNB seal. All three should provide information about Efficiency, environmental friendliness and resource conservation\u00a0characteristics. In the segment of\u00a0Office real estate today you will hardly find a\u00a0building, not certified with at least\u00a0one of the three Green Building seals. \u201cDeveloper of core office projects\u00a0let their buildings almost automatically certified\u00a0\u201c, says Hermann Horster of BNP\u00a0Paribas Real Estate. \u201cIt depends not least\u00a0on the fact that\u00a0big companies are ready to rent only certified spaces. \u201cThat, in turn, is a consequence of the strict corporate social responsibility guidelines, that many international\u00a0Large corporations have imposed themselves\u201d.<\/p>\n

Vertical Forest<\/a>\u00a0in Milan has a\u00a0LEED Gold Certificate<\/strong>, proving its eco-sustainable features. It implements various strategies, such as rainwater collection and the recycling, the use of geothermal energy for heating, and what\u2019s the most innovative aspect \u2013 the trees themselves\u00a0improve the\u00a0\u00a0quality of internal and external ambience. The trees and plants are capable of absorbing CO2 and releasing oxygen, humidifying and cooling down the air in the apartments. These natural properties of vegetation enable to reduce the energy consumption for heating and cooling systems, besides of the most evident advantage of being surrounded by pleasant and relaxing environment.<\/p>\n","protected":false},"excerpt":{"rendered":"
